METHOD & TERMS


The farm will sell on a price per acre basis, based on taxable acres.

Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before Friday, March 14, 2025.

The seller will provide title insurance in the full amount of the purchase price and has paid all 2024 real estate taxes (paid through the 2024 calendar year). Buyer will pay all the 2025 taxes and beyond. Possession at closing subject to existing crop that will be harvested in May of 2025. Open lease for 2025 crop year and beyond.

Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
