The Reiff farms are located a short distance from Palmyra, MO. Tract 1 is located approximately 3.5 east of Palmyra along Co Rd 339 and is further described as being located in Section 16, T58N-R5W, Liberty Township. Tract 2 is located approximately 6.5 miles east of Palmyra along Co Rd 411 and is further described as being located in Sections 13 & 14, T58N-R5W, Liberty Township. Tract 3 is located 1.3 miles northwest of Woodland, MO ALONG Co Rd 254 and is further described as being located in Section 6, T57N-R6W, Liberty Township, Marion County, Missouri.

METHOD & TERMS
Tracts 1-3 will sell on a per acre basis and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase (in any order) any or all 3 tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 3 tracts have been elected. The tracts will NOT be offered together or in any combination at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before Wednesday, March 19, 2025.
The seller will provide title insurance in the full amount of the purchase price and pay the 2024 real estate taxes, due and payable in 2025. Buyer will pay the 2025 real estate taxes. Buyer will receive possession at closing.
Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
