J40 go 2½ miles northwest to Spruce Ave. turn right or north and proceed 1¼ to 210th St. Turn right or east and go 1 mile to the farm. Or from Bonaparte, IA go north on Co. Rd. METHOD & TERMS


The Moore/Huff/Spain Farm will be sold in one tract on a price per acre basis, based on the advertised and taxable acres.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing in approximately 30 days on or about July 27, 2026 upon delivery of a merchantable abstract and deed. The Real Estate Taxes will be prorated to the date of closing. Possession will be given at the time of closing subject to a lease with a tenant for the 2026 grazing season.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
