METHOD & TERMS


The GMS Farms Inc real estate will sell on a per acre basis, based on the taxable acres. Tract 1 will sell first, followed by tract 2. The tracts will NOT be offered together at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment which will be held in escrow until closing. The balance of the bid price will be due at the time of closing, on or before March 18, 2025.

The seller will provide title insurance in the full amount of the purchase price and pay the 2024 real estate taxes, due and payable in 2025. The buyer will be responsible for the 2025 real estate taxes. Full possession at closing with an open lease for the 2025 crop year and beyond.

Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
