METHOD & TERMS
The land will be sold on a price per acre basis, based on surveyed acres.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Friday, April 24, 2026.
The seller will provide title insurance in the full amount of the purchase price. and will pay all the 2025 taxes due in 2026 through a credit at closing based on the latest available information. Buyer will pay all the 2026 taxes and beyond. The FARMLAND was surveyed and reconfigured for auction purposes and does not correspond to existing tax parcel numbers for property taxes. At closing, SELLER and BUYER will enter a tax payment agreement requiring SELLER to timely pay all of the 2025 property taxes payable in 2026 as to the FARMLAND and BUYER liable to pay all of the 2026 property taxes payable in 2027 and taxes for subsequent years. Open lease for 2026 crop year. Possession at closing. Seller will consider temporary possession prior to closing for pre-planting activities.
