There is an additional 0.66 acres located just across the road on the south side of 400 N that is included with Tract 2.

Tract 2 Highlight: Directly across the road on the south side of 400 N is a 0.66-acre lot which was the location of an electric train charging station from back in the 1930’s. Known as “Interurbans”, these systems were a high-speed electric train service that connected rural communities to Indianapolis and Fort Wayne. This line was run by Indiana Railroad. The service was discontinued in September 1930 because of the rising popularity of gas-powered engines. This building was a stopping point along that line for the batteries of the Interurbans to be charged. There is an additional small “shack” where the caretaker and operator of the station lived. METHOD & TERMS
The Bell farm will be sold in (2) individual tracts. Tract 1 will be sold first on a price per acre basis based on surveyed acres. Tract 2 will be sold next for a lump sum total dollar amount. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing in approximately 30 days on or before July 16, 2026.
Seller will provide title insurance in the full amount of the purchase price. The 2025 real estate taxes have been paid by the seller. The 2026 real estate taxes will be prorated. Full possession will be given at the time of closing.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
