METHOD & TERMS


The Achenbach Family Farm will be sold on a price per acre basis, based on either taxable or surveyed acres. The tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any tract(s) for their high bid. If the high bidder does not elect all offered tracts, then the remaining tract(s) will continue to be offered “Buyer’s Choice” until all tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on Wednesday, March 18, 2026.

The seller will provide title insurance in the full amount of the purchase price and will pay the 2025 real estate taxes, due and payable in 2026. Buyer will be responsible for the 2026 and all subsequent real estate taxes. Possession at closing on all tracts except for the grain bins on tract 4. Current tenant has access to the grain bins until June 30, 2026. All tracts sell free and clear of tenancy for 2026 and beyond.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
