GENERAL INFORMATION
11.536 acres± • 11.536 tracts
Tract 1: Franklin County Assessor’s Office indicate that there are 2 parcels to this property that total 3.536 taxable acres. The lot has potential for a building site or a location for a mobile or modular home. The ground slopes gently from the high point of the northeast corner to the lowest elevation at the southwest corner along Kokomo Hill Road. There is currently a cistern for water and electricity located at the road for convenient water and electric utility hookup. This property is mostly wooded with several openings that can be expanded for additional yard area. There is abundant wildlife in this area, and deer and wild turkeys are frequently seen. There is an old stacked natural stone house foundation located near the road.
Tract 2: This 8 + acre tract is contingent upon final survey for the exact acreage, but using information available from the Franklin County Assessor’s office the area shown on maps is between 8 and 9 acres. The owner is splitting off the lower acreage from his larger 44 plus acre wooded tract. The access to this ground is via a legally deeded and recorded easement from the southeast corner via State Road 121. The property has a higher elevation along the west property boundary and slopes along the entire north to south length to the east where a rocky bottomed, annual runoff creek winds along the property line. There are abundant deer and wild turkeys here along with a mix of small game. Mushroom foraging in the spring is another recreational option for the buyer. There is a potential for building a cabin or home at the higher elevation to the west. There are abundant Black Walnut trees growing on the east slope along with some handsome oaks near the top, which could indicate a potential return on investment with a responsible timber harvest.
Tract 3: This sale is for the modular home only; no real estate is included. Buyer will be responsible for moving the home after purchase with flexibility on timing by the seller.
